This comprises 7 bedrooms, 7 bathrooms, 4 Living rooms + Lush 1 acre Landscaped Garden with Olive, Cherry, Walnut, Pomegranate, Parsimmon, Fig, Apple and Quince trees. (Main House & 2 self contained units)

Purchased as a Family Home, this prestigious house built around the 18th century, was lovingly restored and updated, yet, retains most of its original features. The house is quite Unique in that the restoration was carried out by artisan craftsmen.  It has evolved as a place to frequently host friends and family providing peace and tranquillity. It is situated within a kilometre of the historical village of Ponzano di Fermo. (Marche Region of East Central Italy) and is just 13km from the beach at Pte San Giorgio.  It offers a 360-degree panoramic views onto surrounding Hill-top Medieval Villages and countryside.

With many recent additions this property offers all the amenities and characteristics for transforming into a small Boutique Hotel and or a “Wellness” Centre and has recently been awarded country House status for this purpose.

This extensive Property is accessed through tall, electric wrought iron Gates and is entirely fenced, making it very ‘Child & Pet Friendly’. The Private Driveway is bordered by many olive trees, off a very quiet provincial road.  It is set at the bottom of the long, gravelled driveway, which winds around the various garden areas. A recent addition is the 5 x 10 metre tiled swimming pool which sits in its own secluded garden, but just a stone’s throw away from the main house allowing morning swimmers not to disturb late risers!

The various areas of the mature landscaped gardens form a  ‘variety’ of spaces, dotted around the property, to satisfy the expectations of the of family and friends, from ‘open sunny’ areas, to more ‘Shaded Grassy’ places, to the various ‘Under-Cover Loggia’ areas ideal for ‘Al Fresco’ wining & dining, or just purely relaxing.

The Main ‘Casale’

Ground floor – (could function as a self-contained apartment)

Living Room

Originally two rooms, which have now been modernised into one larger one, has the wonderful characteristic feature of the original ‘Cotto Pianelle’ floor.  These beautiful floors extend all through the whole of the downstairs area, and are also present in the 1st floor bathrooms. Lots of natural light comes from the three sets of patio doors opening onto the gardens. A focal point is the fire place which has an open wrought iron fire basket with oak surround on a raised hearth.  The house and garden have been restored in keeping with all the historical original characteristics, while transforming it into a modern and comfortable abode.

Reading Room

Still integral part of the Lounge, but really considered ‘adjacent’ to it, is a cosy Reading/ Study/ Office room, with its floor to ceiling Library area.

Dining Room

Between the Lounge & the Kitchen is a pleasant separate Dining Room with built-in units.  Two windows face onto the main front garden, towards the swimming pool. There is a wall fresco commissioned by American artist Sheila Kern.

Kitchen & Utility Room

One of the main features is the wonderful kitchen (34 sq. metres). It has a traditional ‘Travi’ ceiling, which is 4 meters tall at its highest point. It is furnished with oak units and tiled worktops and has a traditional Pizza Oven, three sinks, a De Longhi multi-fuel range cooker and a massive Olive beam over the recessed cooker area.  The Patio doors to the front open into a kitchen garden.  Adjacent to the kitchen is the utility room and linen store housing the gas boiler.

Fully tiled shower room, toilet, bidet and large wash basin

First Floor – 3 Bedrooms, 1 Kitchen, 2 bathrooms, Galleried Library, Laundry room, Sitting room + Terrace – (could function as a self-contained apartment)

A fully equipped (4×3 sq.m) second fully equipped kitchen with wall to wall built in storage cupboards opens onto the “L” shaped terrace of 72 sq.m with panoramic views over the countryside.  The large central landing forms a living room, a traditional design of the period with an original stone fireplace. There are 2 bathrooms each adjacent to the first floor bedrooms. The largest bathroom measures and 14 sq m.  A small wet laundry room is next to the main bedroom, which houses a washing machine and shelving for linen.

2 The “The Garden Suite”

Besides the “Annex” apartment, there is also a 65 sq.m, 2 bedroom en-suite / Living and fully equipped Dining-Kitchen hospitality suite with its own “under-cover Loggia”.

The “Other out-buildings” – Storage and Well

Besides these, close by the main house there is still scope for further additions in the other out-buildings if required.  There is an underground Workshop 30sq m. and a part-open fronted wooden structure called a Tettoia measuring 45 sq.m.  We currently use this as storage and as a quiet reading area away from the sun.  We have our own WELL which is very useful as it keeps our emergency water tank filled and enables us to refill the swimming pool and water the lawns. This is a great cost saving.

  • The original Cotto ‘Pianelle’ floors have been expertly restored, on the whole principle part of the property, including the Kitchen area and the upstairs bathrooms.

All these have been professionally sealed and treated for modern day usage and easy cleaning.

  • The Annex and the Guest Hospitality Suite have a mixture of wood and Panelle floors
  • The Bathroom floors are tiled, as are tiled to a height of 1.5 m.

  • The windows and doors are bespoke and are double-glazed with internal and external shutters.

  • Double doors (and windows) leading out to the garden are double-glazed with internal and external shutters
  • Some of the doors were the original ones and have been restored and re-varnished;

Present in the main rooms throughout the house:

  • Multiple Power Points & service bells
  • WI-FI access throughout the property
  • TV and Satellite TV points
  • Central heating throughout the main house -upstairs and down stairs having with separately controlled

The individually designed bathrooms, are all different, but all are finely tiled and spacious; all have showers and the largest one on the 1st floor of the main house has a bath too. The water in the bathrooms in the main house and annex is heated from a high output LPG boiler.

The entire outside stone of the house has been completely restored in line with building regulations.  The roofs are tiled with traditional roman pantiles. The guttering and drain-pipes are all in copper.

Besides the extensive, very mature varied gardens, the estate is surrounded by fields, wisely cultivated by the local farmers affording it much privacy and a feeling of being isolated although the nearest village of Capparuccia is just under 1 Km away. This property is one of the few houses, which really has different “landscaping” aspects. The house and annexes are extensively paved with brick and stone pavers 1.5m wide on two sides with 4m wide patios on the other two sides. One with antique tiles which is used as a dining area and which has a stone stairway, which leads to the upper terrace and upper garden area.

The Sauna  – (garden / courtyard level)

A project was planned at for the Tettoia to build a (5 – 9 person) SAUNA. Everything is on site and waiting to be constructed. Tiles are also on site for the area alongside, which could be dedicated to a hydro-spa area. This would all be a benefit to turning the present complex into a more select “Wellness Facility”

Parking is in abundance and secure thanks to the tall, electric wrought iron gates, and is possible all around the property. It is possible to park right next to all of the different parts of the main house and the other accommodation areas. The gravelled driveway circles the entire property.
