This stone farmhouse is positioned in one of the most scenic locations in the north of Le Marche. Built in the 1300s, perhaps for defensive purposes, it was completely renovated between 2005 and 2009 to make it a holiday residence, so as to offer others the privilege of living a unique experience.

The Main Building

The main building is all stone-built and completely restored, retaining old materials and features: where you see crooked walls or imperfect details, those are not renovation mistakes but voluntary conservation of the original characteristics, including imperfections.

The total area of the building is 300 sq.m. over 2 floors and the space is divided into 3 self-contained apartments, all with independent entrance.

First Floor:
From the big entrance door, you land into a space connected to several rooms: on your left you have a big room, which can be used as a hobby room or bedroom, and a bathroom. Straight in front of you, there’s an open-plan kitchen/living room with big and original fireplace, from which you step into a big double bedroom. A guest bathroom is located close to the kitchen. From all windows facing east, you can admire lovely views over the Valle del Metauro, with its oaks, alders and viburnums.

On the same floor, but facing South-East, there’s a second apartment, with open-plan kitchen/living room, double bedroom and bathroom.

The 2 apartments can be joined again, by re-opening an old door which was closed during the restoration, to maximize the number of flats.

Ground Floor:
This is where the biggest apartment is located, as it covers the whole ground floor. You step directly into the open-plan kitchen/living room. On the right you can find the master bedroom with en-suite bathroom; on the left, there’s a double bedroom with step-in closet and a guest bathroom. This is the perfect holiday apartment for a family with kids.

In all rooms the original materials were recovered as much as possible: the wooden beams have the typical worming, but have been treated, the ceilings are made with terracotta tiles. The floor tiles could not be recovered, so precious Florentine terracotta tiles were laid.

Even the small niches in the walls, where the dwellers used to place their candles for the night, have been maintained and enhanced.

The windows are small, not by default, but because in the past houses were built with small windows, in order not to disperse the heat of the house outside.

All bathrooms are new, comfortable and built with first-quality materials.

Every detail, in this magical and enchanted place, seems to bring us back to an unknown but familiar past.

The Annexes

The property enjoys 3 outbuildings:

• Wooden shed, consisting of a room and a bathroom, which could be used as a mini-apartment.
• Laundry room: the room that should be in every home, for its extreme usability.
• Oven and shed: the oven is perfect to cook pizza and bread. The shed is useful to keep wood and tools.

The Garden

The property sits on a 7.420 sq.m. plot of land, with sour cherry trees, oaks and other local species. All around it’s only unspoilt nature. No other buildings in the proximities, apart from an old, medieval tower, and everything around is completely silent.

On a lower level compared to the house and with beautiful panoramic views of the Valle del Metauro there’s the 7x5m swimming pool, with salt system.

Each apartment enjoys a private outside space, where you can place a gazebo and a table to eat out in the shade.

The location is extremely quiet, and we’d say isolated, rather than secluded. You get to the property via a white road, up to 550 mt above sea level. It is the right place if you’re looking for extreme peace and silence.

Where can you stock food and other primary goods? Not too far away: Sant’Angelo in Vado is 5 kms and Mercatello sul Metauro 12 kms from the property. In both towns you can find everything you need to live a satisfying life: not only food stores, but also cinemas, theaters, osterias and special events to entertain tourists, as well as locals.
