Attached to the main building there’s a wing, accessible both from the kitchen and the garden, where there’s the staff bathroom, a spacious storage, a technical room and a bread oven.
First Floor:
The first floor is accessible via a typical central staircase and that’s where the accommodation area is arranged. Here you can find 4 very spacious double bedrooms, all with en-suite bathroom. The landing is occupied by a cozy sitting room with monumental, original fireplace, where guests can sit and socialize.
All rooms are bright and from all of them you can enjoy a unique view: some overlook the ancient bell tower of the Renaissance church of San Paterniano, others enjoy a view over the valley and the “calanchi”, the typical ground erosions.
Both the restaurant room on the ground floor and the sitting room upstairs feature an underfloor heating, while all bedrooms have air conditioning, thus to provide maximum comforts to guests, both in the summer and in winter.
The atmosphere that is perceived in the farmhouse is warm, welcoming and authentic: everything a tourist could wish for from a real Italian farm-stay.
The Annexes
The property enjoys a few annexes, which are all very useful for agricultural purposes:
The former chicken coop measures about 24 sq.m. and is a convenient shelter for tools. Alternatively, it could be refurbished and transformed into a pool clubhouse.
The small house measures about 60 sq.m. and consists of 2 rooms. This small building could be transformed into a hobby room, SPA or a two-room apartment, to be used as a pied-à-terre for the owner.
The barn is about 85 sq.m. and can have a dual function: a place for storing fodder, or the owner’s permanent residence. In fact, the barn can be renovated, enlarged and used as a home for the farmer.
The Land
The property is surrounded by 2.37 hectares of agricultural land, in addition to a garden set on 2 levels: the first level is a spacious flat terrace with trees, arranged with tables to dine out and relax under the shade. The lower level is now occupied by the brand new 12x4m swimming pool and black liner, which perfectly blends with the surrounding nature.
The agricultural land is currently cultivated with lavender from which amazing essences are extracted for the fragrance of the laundry, as well as oils to be used as room fragrances. Some of these essences are also sold.
There are also olive and fruit trees such as figs, cherries, persimmons, peaches etc.
The Location
The property is accessed via a well maintained white road, which connects Apiro to Domo a fortified castle with a lovely central square and a beautiful church dating back to 1473 with a Renaissance portal and a wood triptych, as well as various frescoes.
Domo is the place of silence, where you can admire the rolling hills of the Marche in peace. All services, on the other hand, can be found both in Apiro, Cupramontana and Serra San Quirico, all equidistant (about 8-10km).
