The house is located in a very panoramic position with a beautiful open view of the surrounding countryside, just a five-minute drive from Montelparo and Monterinaldo, two characteristic villages of medieval origin overlooking the lush valley of the Aso river.

The property is about 30 minutes from the Adriatic coast and a little more from the Sibillini Mountains.

Along a short stretch of municipal road that starts from the provincial road, a short and always well maintained route, you arrive at the property which is located in a very private but not isolated position. You enter the large garden surrounding the farmhouse where an ancient olive tree welcomes you. The garden is pleasantly planted with trees and native species of various kinds. The view here extends over the hills and ridges and the surrounding villages, an orderly landscape, a mix of agriculture and free nature, typically rural and bucolic. A true naturalistic oasis.

The house is on three floors for approximately 400 m2. On the ground floor a small entrance serves as a hallway and opens onto the magnificent living room created as a large and bright space, the wood-burning fireplace in the center and a beautiful window opening onto the view, in a slightly more secluded position the dining area in direct communication with the living room and adjacent to the large kitchen/dining room equipped with an exit door to the garden, a storage room, the boiler room and a bathroom complete the ground floor; on the first floor which can be reached via the ancient terracotta staircase opening onto the living room, a large master bedroom which can also be reached from the outside where the characteristic entrance with stairs and balcony has been left and restored which now leads directly into the garden, the large bedroom is equipped with fireplace (working), wardrobe and ensuite bathroom; on this floor two other double bedrooms that share a bathroom, storage room for linen and utensils; in the attic floor which due to urban planning restrictions would not have the characteristics of official habitability, other two bedroom has been placed, a study which can act as an additional bedroom, and two bathrooms with shower and bathtub.

The farmhouse has been renovated paying great attention to its traditional characteristics and at the same time enhancing its structural (anti-seismic) and plant aspects. The original aesthetic appearance which over the decades had been damaged by cement and poor quality materials, has been restored to the original by highlighting the beautiful stone with which the load-bearing walls were built, replacing the old roof tiles with the traditional ancient tile , the wooden window frames give even more character to the building. Large foundation works were carried out to isolate the house from contact with the humidity of the ground and as mentioned above all the masonry works were carried out in full compliance with the most recent laws regarding healthiness and anti-seismic.

About the systems with which the farmhouse is equipped: Heating sistem – the heating is powered by LPG gas, the boiler powers the radiators which have been installed inside in a greater number than required. Only the attic floor has been prepared but it has no radiators since the house was more for summer use. an additional boiler present can be fueled with alternative material such as pellets or hazelnut shells. Each floor has its own thermostat to control the temperature. The two wood-burning fireplaces are perfectly functional if necessary. A connection for the solar panels has been set up on the roof. Electricity : The electricity is supplied by one of the largest operators in the country. The line is underground to avoid the sight of flying cables. well organized throughout the house and prepared for the annex and the well pump. Water – water is supplied by the local aqueduct. Sewage –  a regular septic tank has been installed in proportion to the number of people who can stay in the house. Wi-Fi: Wi-Fi network present.

The house is sold complete with its furnishings.

Adjacent to the main building is an annexed former stable which could be converted into an annex or work-shop or a changing room and services for a possible future swimming pool which is not present at the moment but is easy to build. In the garden there is also a working well that supplies the irrigation system.
