Renovated farmhouse with annex and private courtyard in the beautiful countryside surrounding Mogliano di Macerata.

The property is only a few minutes away from the beautiful historic center of Mogliano di Macerata and about 15 minutes from the provincial capital of Macerata, famous for its opera season of the Sferisterio theatre. The property can be reached via an asphalted provincial road with little traffic which leads only to the surrounding houses and the nearby River Park of the Church of Santa Croce d’Ete, a beautiful place recently re-evaluated for outdoor life and activities.

The farmhouse was renovated in 2008, the intervention involved the complete renovation of the roof, the removal of the external plaster that covered the beautiful terracotta masonry and the strengthening of the load-bearing structures. The rest which was already habitable has been aesthetically improved by the current owners, so it can be defined that the house has been simply renovated and is spartanly habitable.

The house is spread over 243 m2. gross on three levels plus the attic floor which can only be partially used.

The interior retains the typical layout of Marche farmhouses with symmetrical rooms around the central stairwell. On the ground floor the ancient stables and cellars, structurally sound but in need of renovation. On the first floor a large kitchen with dining area and working fireplace, a large living room. On the second floor there are three comfortable double bedrooms and a bathroom with tub and shower. In the attic floor there are two large partially usable spaces, the average height is the lower one which can allow conversion into other officially habitable rooms but in fact the spaces are widely usable.

The farmhouse is equipped with electricity and water service from the public aqueduct. Heating is provided by the working wood-burning fireplace and a large wood-burning stove in the living room. The kitchen fires are powered by a gas cylinder and the sanitary water is heated with an electric boiler.

In the courtyard of approximately 3000 m2. many olive trees, an accessory to be rebuilt if desired and a second annex registered in the land registry but currently demolished whose size could perhaps be recovered as a carport.
