Renewed water mill with adjoining garden of approximately 2000 m2.
This small fortified water mill, of medieval origin, was probably part of the structures surrounding the Carpignano Castle. For centuries the castle was disputed by the neighboring municipalities, Tolentino, Serrapetrona and San Severino Marche to which it now belongs.
The privately owned mill has no longer fulfilled its role for decades. The canal was dried up and unfortunately all the original mechanisms such as shovels and millstones disappeared. It was transformed into a residence and currently a holiday home.
However, the external structure remains unchanged, built with massive stone ashlars and the arches where water once flowed which, diverted from the nearby river, moved the instruments for grinding the grain.
The building stands on three levels with two different entrances on the upper garden level and on the basement level where there is a large living room with fireplace and kitchen, and on the upper floor there are two bedrooms and a bathroom with external access onto the beautiful loggia that connects to the garden and which in summer serves as an outdoor living room.
The mill is easily reachable via the municipal road and is only five minutes from the center of Tolentino, even though it is located in the territory of San Severino Marche. Optimal strategic position for those who want a country retreat that is not too difficult to reach and which in a few minutes allows the use of shops, services and various infrastructures of a medium-sized town such as the town of Tolentino in the province of Macerata.
In the garden there are several fruit trees.
The mill is seen complete with its furnishings.
The structure is equipped with electricity, running water from the aqueduct service, gas and fireplace for heating, septic tank, wi-fi connection.
