The villa is designed as a classic farmhouse with modern elements, based on a turnkey reconstruction project.
The location: in the beautiful Marche countryside, not far from the Adriatic coast (about 15 minutes) and the charming and characteristic 18th-century village of Servigliano.
The villa is just five minutes from the town center and is easily accessible via a convenient municipal road.
The project involves the reconstruction of a traditional house in a more modern yet characteristic style. The two-story building features a porch and pergolas.
By choosing to purchase the property under construction, the house can be customized with the choice of materials, colors, and finishes. This will give you the opportunity to create a tailor-made home, avoiding all the lengthy and laborious process that precedes construction, the design and bureaucratic phases, as well as unforeseen construction issues and additional costs. Plus, you won’t have to worry about coordinating designers, technicians, and labor.
The project involves the construction of a stately two-story residence (222 sq m plus a 42 sq m porch) and a swimming pool, as detailed in the attached drawings. The drawings also show the layout of the interior spaces, how the furnishings would be arranged, and the dimensions of each individual room.
On the ground floor, the living spaces consist of a large porch serving as a summer living area, with seating and a dining table. The porch opens onto the area with the most beautiful view. Inside, there is a spacious living room with a fireplace, a kitchen, a dining room, a shared bathroom with shower, a laundry room, and a utility room. Large, bright windows open onto the garden.
On the first floor, the sleeping area consists of three double bedrooms. This is where the owners are most pampered. Their area includes a splendid bedroom with an ensuite bathroom with shower and freestanding tub, a walk-in closet, and a panoramic loggia overlooking the pristine surrounding countryside. On this same floor, a second bathroom with shower is shared by the other two bedrooms.

The building’s exterior will retain a perfectly integrated appearance, and its architectural style will be designed in full respect of local building traditions.
The walls will be made of local stone alternating with painted plaster, and the roof will be made of traditional tiles. The interiors will feature ceilings with wooden beams and others with linear ceilings, while the first floors will feature wooden beams in various natural or shabby chic shades, chosen by the client.
The appearance will be as close as possible to a traditional Marche farmhouse, with the addition of modern elements and, of course, earthquake-proof construction technologies and cutting-edge systems. The main building will be rebuilt in full compliance with the latest building regulations. The electrical, plumbing, heating and cooling, and sewer systems will be state-of-the-art and meet the highest energy efficiency standards.
A 5 x 10 swimming pool is planned for the most panoramic location on the property, with a sunny exposure and breathtaking views.
